The project comprised the construction of 342 no. student bedrooms with en-suite bathrooms on the site of the former Avana Bakeries site in central Cardiff. It was the first modular construction for Unite in South Wales; the modular units had masonry/cladding facades.

Works included the demolition of an existing building adjacent to the railway line.
