Contemporary development of two residential apartment blocks in the centre of Plymouth, built on the quayside with panoramic views over Sutton Harbour and the sea beyond.

Pinnacle Quay consists of a 9 storey concrete frame and 4 storey part load bearing masonry construction with external elevations, a mixture of pre-patinated copper cladding, timber boarding and acrylic render. All 39 two-bed apartments have been finished to an excellent standard, including high quality kitchens and bathrooms, as befits such a prestigious development. Value £6m.

Whilst the foundations were being dug, a 17th century limestone tunnel was unearthed. Known as “Horsewash”, the tunnel was originally used to take mail horses to the sea so that they could cool down. Once archaeologists had recorded all the details, the foundation layout was redesigned to ensure that the tunnel was preserved.

North Quay House consists of a part 10-storey and part 5-storey steel framed building, constructed to incorporate the stringent acoustic requirements required by the latest Building Regulations. Elevations consist of a mixture of render, ceramic rainscreen, timber and pre-patinated copper cladding. All 56 one and two-bed apartments again have high quality finishes. Value: £8.2m.

The ground floors of these developments comprise a total of four retail units, a commercial office and parking for all residents.
