The project comprised the construction of a new basement and open-plan offices fronting on to the historic Queen Square, together with 34 apartments, of which 5 are “affordable”. The works incorporated the retained historic stone façade and associated basement vaults, cross wall and timber staircase.

Continuous steel sheet piling formed the basement perimeter retaining walls to the car park; in situ concrete frame to ground level and all residential floors; steel frame to office floors, with steel and timber roof structures.

Other features include facing brickwork with special shapes to the window heads, gable end and new chimney stacks for 25 Queen Square frontage and facing brickwork to residential facades to Welsh Back. The scheme also included a 13 person lift for the apartments and two lifts for the offices.
